Homeowners Association
The Bridgewater at Viera Master Association, Inc. This Homeowners' Association (HOA), a Florida non-profit corporation, controls the neighborhood we live in by virtue of a Declaration of Covenants attached to the deed of every house in Bridgewater. The HOA also owns/manages the "common areas" (e.g., the lakes, roads, entry gates, green space) and enforces the Covenants through a Board of Directors (BOD). The BOD has hired us, Troon, to provide day-to-day management of the community.

The Amenities
You also pay a separate fee for the use of Bridgewater’s amenities. The Amenities is a separate legal entity consisting of the clubhouse, swimming pool, other recreational buildings, and facilities (e.g., pickleball and tennis courts) owned by WCI Communities, LLC. While residents of Bridgewater have certain rights regarding the Amenities, we do not control the Amenities and the Bridgewater HOA BOD has no management responsibility or authority. The Amenity owner has a separate contract with Troon to manage the amenities.
